The answer is not always as easy as you might think, but we have an example that might help.

Always think about who you are targeting and include as many different types of traveller types as possible.

Making your space is as flexible as possible is your number one priority.

For instance, we have a lovely 2 bedroom apartment in a great location just of the seafront in Kemptown area of Brighton. When we first took on the apartment we made several considerations in deciding how we would configure the beds and how many to have in the property.

The questions we asked ourselves:

1. Is there a risk of causing noise pollution to neighbours?

2. How many bathrooms does the property have?

3. How many beds could we physically get into the bedrooms as well as sofa beds in the communal space?

Answer to question 1: We decided that this property wasn’t noise sensitive as it was next door to a pub in a high footfall area and therefore we could have maximum bed space in this property.

Answer to question 2: This property only had one bathroom, with a shower over bath and toilet, so this will limit the number of guests we could allow to a maximum of 8. Short term letting has many advantages over Homes of Multiple Occupancy (HMO) and lots less red tape around how many occupants can stay per bathroom etc.

Answer to question 3: One of the bedrooms was a very small double, which we have placed a zip and link (a double bed that can be configured into two 2ft 6in single beds), but the other double bedroom is a very good size and in this room, we have placed a zip and link bed, a single fold up bed (only use good quality fold up beds with a contract mattress… ie Jaybee) and a triple bunk, which has a double bed on the lower bunk and a full-size single bed on the upper bunk. As the communal space was pretty small we decided NOT to add an extra sofa bed in this area as the bedrooms were big enough to house our maximum guest occupancy of 8.

Now that we have our maximum capacity of 8 guests, we can market the property as sleeping up to 8 guests, in up to 7 separate sleeping positions (bed 1, 2 singles, bed 2, 4 singles one double).

We priced this property for six guests (charge extra for 7 and 8 guests to cover cleaning and laundry), but having zip and link beds means the accommodation, is suitable for lots of different types of travellers, including families with children, a group of same-sex or mixed-sex friends, business travellers who need separate beds.

Furthermore, as we are pricing it for six guests will mean it’s within budget for smaller parties of 4 or more, making the space a flexible as possible and attracting as many bookings as possible.
