KITCHEN / LIVING AREA
The open plan living space is comfortable with a small dining area, a comfortable sofa not yet made up as a bed, making it a lovely space for chilling out, getting together for a casual catch-up up or you can enjoy the free wifi, streaming all your favourite shows through the Smart TV (just log in with your own account). The fully equipped kitchen has a washing machine, electric cooker and an Air-fryer, a kettle, coffee maker espresso machine, a cafetiere plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a meal for everybody. In addition to this, we offer complimentary tea and coffee, salt and pepper - so please help yourself.

The building has a free dryer which guests can use. In Addition, there is a Roku Bluetooth sound system and children's tableware for guests to use. The apartment has a dedicated work station for those guests travelling for work or working remotely.

The bed is a king size, sleeps 2, with plenty of fresh bed linen is provided.

Sofa Bed in the lounge, not yet made up as a bed, so you can enjoy the space - linen is provided

BATHROOM
- The bathroom has a shower, sink, mirror and toilet.
We provide bath towels, hand towels and bath mats.

PARKING:

There is one free parking space in the driveway for 1 car (hatchback size), or additional vehicles must park over the driveway.

• There is an iron, an ironing board and a hairdryer for guests to use
• Late check-out fee - £50+VAT per half hour unless a late check-out has been agreed upon in advance
• Travel Cot or High Chair fee £50.00 - only on request.
• Not returning keys to key safe £200+VAT
• This property is not pet-friendly.
• Exterior security cameras on the property - there is a CCTV doorbell which will always be active
• This accommodation single-level home (No stairs in the home), just one step over threshold, making it the perfect space for guests with mobility issues.

⭐⭐⭐⭐⭐ Brilliant Stay

We had such a lovely stay at The Patch, and it really deserves every bit of praise it gets. The place was spotless with fresh modern interiors that instantly made me feel at home, and the location was wonderfully peaceful while still giving me easy access to Brighton and the seafront. The kitchen had everything I needed for a comfortable stay. We will be back!

House Rules – Making Your Stay (and Everyone Else’s) Enjoyable

We want you to have a brilliant stay with us! To help make that happen – and out of respect for our neighbours and the property – we kindly ask that you follow these simple house rules:

• Smoking

Smoking or vaping isn't allowed indoors. If you’d like to smoke, please use the outdoor patio (if available) and kindly dispose of any cigarette ends or related debris responsibly.

• Noise

To keep things peaceful for our neighbours, please keep noise to a minimum between 10 pm and 8 am. That means no loud music or parties during these hours.
We’re not the anti-fun police – we want you to have a great time – we just ask for a bit of consideration so everyone can enjoy their evening (and a good night’s sleep!).
Please note: If there’s a call-out due to excessive noise, the cost will be deducted from your deposit.

• Pets - This property is not pet-friendly.

• Check-Out Time - Check-out is by 11 am. We kindly ask that you leave on time so we can get everything ready for the next guests. Late check-outs may incur a £50 per hour fee.

• Before You Leave - Before heading off, we’d appreciate it if you could:
• Do any washing up
• Bag up your rubbish and place it in the appropriate bins
• Return keys to the key safe
• Switch off all lights
• Make sure all windows are closed
• Turn down the heating (especially during the winter months)

Not only does this help us prepare for the next guests, but it also helps us do our bit for the environment by saving energy and reducing waste. Every little bit counts – thank you!

• Age Policy

The lead guest must be 21 or over. Unfortunately, we’re unable to accept bookings from groups where the majority of guests are under this age. If you’re unsure, just get in touch with us before booking.

• A Quick Note on Deposits

If any house rules aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
