Each room comes with a Smart TV and free Wi-Fi—just log in with your own Netflix or Prime account. Outside, a separate laundry room with a washing machine and tumble dryer. Guests can enjoy a private outdoor area with garden furniture, offering a peaceful spot for your morning coffee or an evening wind-down after exploring the coast. Tucked away in the historic and picturesque village of Rottingdean, just east of Brighton, Garden Lodge offers a charming coastal experience with all the comforts of home. Explore the local shops, pubs, beach, Kipling Gardens and iconic Beacon Hill. With Brighton a short drive away, it adds to its appeal.

KITCHEN / LIVING AREA
The living area has natural daylight pouring in, and the fully equipped kitchen has a microwave, kettle, plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everybody. In addition to this, we offer complimentary tea and coffee, salt and pepper - so please help yourself. The dining table seats up to 6 guests. You’ll find the sociable and light living room set up with a Smart TV and two sofa beds not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie on the TV.

There are two bedrooms with plenty of fresh bed linen provided for all beds.

• 2 double sofa beds in the living area, we supply spare linen for the sofa beds.

We had a wonderful stay at Garden Lodge – full of charm and all the extras you need for a comfortable visit. The location in Rottingdean is peaceful and scenic, just a short stroll from the beach and Beacon Hill. We loved starting our mornings on the patio before heading out to explore. The private parking was especially appreciated as we were travelling through, and the garden was a beautiful, welcoming sight at the end of each day. Best of all, the fully equipped kitchen and washer/dryer made our longer stay feel like home. Highly recommended for anyone looking for a relaxing retreat near Brighton!

Our Guest Promise

• We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

• We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

• We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

• To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

• To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

• Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

• Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

• This property is not pet-friendly.

Check-Out

• Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

• Before You Leave and as a consideration to future guests, please:

• Wash up the used dishes.

• Bag rubbish and use the correct recycling bins.

• Return keys to the key safe (OR) Keynest location.

• Switch off the lights.

• Close all windows.

• Turn down the heating.

• These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

• The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.

A Quick Note on Deposits and Property Care

• If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
