Welcome to Grafton Rustic, a beautifully styled studio apartment set in the heart of Brighton’s lively Kemptown. Sleeping up to 2 guests, with modern decor, rustic wooden touches, and a king-size bed, it's perfect for couples or professionals seeking comfort and style. Just a short stroll from the Lanes with its boutique shops, cafés, cinemas, and pubs – and only minutes from Brighton Pier and beach. The spacious, boutique-styled studio apartment has an open plan feel to it with a bright living space and a large bathroom with a walk-in shower and a separate bath.

KITCHEN / LIVING AREA /BEDROOM

The open-plan studio has been thoughtfully designed with charm and character, featuring exposed wood details and visually pleasing interiors. With space to dine or work, a Tassimo coffee machine, and a large Smart TV, the apartment combines comfort with style. The enormous bed ensures a restful night’s sleep, and other essentials, including a kettle, bar fridge, microwave, crockery, glassware, and cutlery, are provided for your convenience, and we also offer complimentary tea and coffee, salt and pepper – so please help yourself.

The dining table seats up to 2 guests, where you'll find the sociable and light living space set up with a Smart TV, making it a lovely spot for relaxing, enjoying drinks together, or catching up after a day out. If you prefer, you can simply unwind and stream your favourite shows with the free WiFi.

BATHROOM
- The spacious bathroom boasts a walk-in shower with a separate bath, sink, mirror and toilet.
We provide plenty of bath towels, hand towels and bath mats.

  • There is an iron, an ironing board and a hairdryer for guests to use
  • Late check-out fee - £50+VAT per half hour unless a late check-out has been agreed upon in advance
  • Travel Cot or High Chair fee £50.00 - only on request.

  • This accommodation has stairs and may not be suitable for guests with disabilities or limited mobility - there are 3 steps to enter the building and 24 up to the front door on the 1st Floor

House Rules – Making Your Stay (and Everyone Else’s) Enjoyable

We want you to have a brilliant stay with us! To help make that happen – and out of respect for our neighbours and the property – we kindly ask that you follow these simple house rules:

  • Smoking

Smoking or vaping isn't allowed indoors. If you’d like to smoke, please use the outdoor patio (if available) and kindly dispose of any cigarette ends or related debris responsibly.

  • Noise

To keep things peaceful for our neighbours, please keep noise to a minimum between 10 pm and 8 am. That means no loud music or parties during these hours.
We’re not the anti-fun police – we want you to have a great time – we just ask for a bit of consideration so everyone can enjoy their evening (and a good night’s sleep!).
Please note: If there’s a call-out due to excessive noise, the cost will be deducted from your deposit.

  • Pets - This is not a pet-friendly property. No Pets are allowed.
  • Check-Out Time - Check-out is by 11 am. We kindly ask that you leave on time so we can get everything ready for the next guests. Late check-outs may incur a £50 per hour fee.
  • Before You Leave - Before heading off, we’d appreciate it if you could:
  • Do any washing up
  • Bag up your rubbish and place it in the appropriate bins
  • Return keys to the key safe
  • Switch off all lights
  • Make sure all windows are closed
  • Turn down the heating (especially during the winter months)

Not only does this help us prepare for the next guests, but it also helps us do our bit for the environment by saving energy and reducing waste. Every little bit counts – thank you!

  • Age Policy

The lead guest must be 21 or over. Unfortunately, we’re unable to accept bookings from groups where the majority of guests are under this age. If you’re unsure, just get in touch with us before booking.

  • A Quick Note on Deposits

If any house rules aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!

Damages deposit

My Getaways is committed to our owners so their properties are protected during bookings, therefore a damages deposit is required before check-in. You can opt to pay a non-refundable My Cover/Accidental Damage Waiver of £30.00, which covers you for up to £300.00 of accidental damage protection, however, deliberate damage is not covered.

Alternatively, you can opt to pre-authorise your credit/debit card for the full damages deposit of £300.00, this pre-authorisation will expire after 7 days If no deductions are to be made for damages. You will be sent a link to pay for My Cover accidental damages waiver fee OR pre-authorise your credit card for the full damages deposit of £300.00 on the day before check-in. Once this payment or pre-authorisation has been made we will release check-in instructions on the day of arrival.
