Each bedroom is equipped with a Smart TV, allowing everyone to enjoy their own entertainment space.

KITCHEN / LIVING AREA

Natural light floods through the living area, creating a welcoming atmosphere for relaxing or socialising. The fully equipped modern kitchen includes a washing machine, tumble dryer, dishwasher, microwave, gas hob, and oven, along with plenty of cookware, crockery, glassware and cutlery – making it easy to whip up anything from a lazy brunch to a family feast. You’ll also find a Nespresso Vertuo coffee machine, ideal for sipping your morning brew while taking in the peaceful views of the Adur River. We’ve provided complimentary tea, coffee, salt and pepper, so please make yourself at home. The dining table comfortably seats six, perfect for shared meals and lively conversation. The light and sociable living room features a Smart TV with free wifi for streaming your favourite shows, plus there is a double sofa bed (not yet made up), offering a cosy space to unwind, enjoy a film night, or share a drink while catching up on the day’s adventures. Just off the living area is a balcony with outdoor furniture, the perfect place to relax and unwind.

BATHROOMS

• Bathroom One: has a shower over the bath, sink, mirror and toilet
• Bathroom Two: has a shower, toilet, basin and mirror
• Bathroom Three: has a shower, toilet, basin and mirror
• We provide plenty of bath towels, hand towels and bath mats

BEDROOMS
There are two bedrooms with a mix of sleeping arrangements to suit your needs. Plenty of fresh bed linen is provided for all beds. Travel Cot and High Chair are available for hire.

• Bedroom 1, Double bed, sleeps 2 and has a balcony with outdoor furniture and views overlooking the river
• Bedroom 2, zip and link beds, set up as 2 singles but can be made into a double on request, sleeps 2
• Bedroom 3, King size, sleeps 2
• Double Sofa Bed in the lounge, not yet made up as a bed, so you can enjoy the space - linen is provided

ROOF TERRACE

• Guests can enjoy the roof terrace with panoramic views over the Adur River while sipping a morning coffee or enjoying a sunset sundowner.
• The space also has an outdoor dining table with two armchairs

PARKING

• The house has 2 parking spaces in front of the house, and there are display parking permits for 2 additional visitor passes
• EV Charger is available in front of the house

House Rules – Making Your Stay (and Everyone Else’s) Enjoyable

We want you to have a brilliant stay with us! To help make that happen – and out of respect for our neighbours and the property – we kindly ask that you follow these simple house rules:

• Smoking

Smoking or vaping isn't allowed indoors. If you’d like to smoke, please use the outdoor patio (if available) and kindly dispose of any cigarette ends or related debris responsibly.

• Noise

To keep things peaceful for our neighbours, please keep noise to a minimum between 10 pm and 8 am. That means no loud music or parties during these hours.
We’re not the anti-fun police – we want you to have a great time – we just ask for a bit of consideration so everyone can enjoy their evening (and a good night’s sleep!).
Please note: If there’s a call-out due to excessive noise, the cost will be deducted from your deposit.

• Pets - This property is not pet-friendly

• Check-Out Time - Check-out is by 11 am. We kindly ask that you leave on time so we can get everything ready for the next guests. Late check-outs may incur a £50 per hour fee.

• Before You Leave - Before heading off, we’d appreciate it if you could:
• Do any washing up
• Bag up your rubbish and place it in the appropriate bins
• Return keys to the key safe
• Switch off all lights
• Make sure all windows are closed
• Turn down the heating (especially during the winter months)

Not only does this help us prepare for the next guests, but it also helps us do our bit for the environment by saving energy and reducing waste. Every little bit counts – thank you!

• Age Policy

The lead guest must be 21 or over. Unfortunately, we’re unable to accept bookings from groups where the majority of guests are under this age. If you’re unsure, just get in touch with us before booking.

• A Quick Note on Deposits

If any house rules aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
