The fully equipped modern kitchen includes a washing machine, tumble dryer, dishwasher, microwave, gas hob, and oven, along with plenty of cookware, crockery, glassware and cutlery – making it easy to whip up anything from a lazy brunch to a family feast. You’ll also find a Nespresso Vertuo coffee machine (please supply your own coffee pods), ideal for enjoying your morning coffee while taking in the peaceful views of the River Adur. We’ve provided complimentary tea, coffee, salt and pepper, so please make yourself at home. The dining table comfortably seats six, perfect for shared meals and lively conversation. The light and sociable living room features a Smart TV with free wifi for streaming your favourite shows, plus there is a double sofa bed (not yet made up), offering a cosy space to unwind, enjoy a film night, or share a drink while catching up on the day’s adventures. Just off the living area is a balcony with outdoor furniture, the perfect place to relax and unwind.

Our Guest Promise

• We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

• We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

• We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

• To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

• To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

• Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

• Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

• This property is not pet-friendly.

Check-Out

• Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

• Before You Leave and as a consideration to future guests, please:

• Wash up the used dishes.

• Bag rubbish and use the correct recycling bins.

• Return keys to the key safe (OR) Keynest location.

• Switch off the lights.

• Close all windows.

• Turn down the heating.

• These steps help us prepare for the next guests and save energy; every little bit counts.

A Quick Note on Deposits and Property Care

• If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
