Market Stable is a one-bedroom cottage in Walthamstow, East London, sleeping up to 4 guests. It's a conversion of the old stables in the yard behind the former Cock Tavern, a pub that traded on the High Street from at least 1708 until 2016. Yellow London brick, arched windows and a slate roof with red ridge tiles still show where it came from. Inside, everything is on one level with no steps. The open-plan living space has two large skylights, a dining table for 4, a leather-look sofa bed and a wall-mounted Smart TV. The kitchen runs along one wall, with granite worktops, a gas hob, oven and microwave. The double bedroom is just off the living room, next to the travertine-tiled shower room. Outside the front door is a private, fenced patio with a rattan sofa set, a rare thing this close to a London high street. It suits couples, small families, friends sharing and anyone who would rather avoid stairs.

Walthamstow appears in the Domesday Book as Wilcumestou, "the place where guests are welcome". Walthamstow Market starts on the High Street a short walk away, St James Street station is a few minutes on foot, and the Victoria line runs from Walthamstow Central.

Please note that there's no private parking. The cottage sits behind the High Street, so it's quieter than the flats facing the market, but you may still hear traders setting up from Tuesday to Saturday.

Four Reasons to Stay

A stable with a story The cottage was once the stables in the yard behind the Cock Tavern, which served Walthamstow from at least 1708 until 2016. The arched brick windows and slate roof are still there.

No steps, no stairs Everything is on the ground floor and on one level. That's rare this close to a London high street, and easier for families with buggies, older guests or anyone with heavy luggage.

Light, space and dining for 4 Two skylights brighten the open-plan living room. A round table seats 4, and the sofa bed turns it into a second sleeping space.

Your own patio, the market round the corner The private patio has a rattan sofa set for a morning coffee outside. Walthamstow Market and St James Street station are a few minutes' walk away.

PROPERTY LAYOUT

Market Stable is a single-storey home on the ground floor, with its own front door off the rear courtyard. There are no steps inside or out.

• The front door opens straight into the open-plan living, dining and kitchen space.
• The double bedroom and the shower room lead off the living room.

LIVING AREA

Two large skylights and a high window over the front door make the living space bright. There's a black leather-look sofa bed with yellow cushions, an oak coffee table, a tripod floor lamp and a wall-mounted Smart TV, with tiled flooring throughout.

The kitchen runs along one side of the open-plan room.

Plenty of fresh bed linen is provided for all beds.

Bathrooms
The shower room is tiled in natural travertine and has a walk-in shower with a glass door and a thermostatic mixer shower, a basin on a vanity unit, a WC, a heated towel rail and a mirror. There is no bath. We provide plenty of bath towels, hand towels and bath mats.

Outdoor Space
A private, fenced and paved patio runs along the front of the cottage, with a rattan sofa set and a glass-topped coffee table.

Parking
There is no private parking. The High Street is pedestrianised, so you can't park outside. Metered parking bays are on the side streets next to and behind the property. [Confirm street names, hours and charges, and whether guests can use the courtyard.] All of Greater London is inside the Ultra Low Emission Zone (ULEZ), so check your vehicle before you travel.

About the area

Walthamstow, known locally as E17, is one of East London's liveliest neighbourhoods. It mixes a traditional market town with a strong independent food, drink and arts scene. Walthamstow Market has run along the High Street since 1885, and its stalls still sell everything from fruit and fabrics to street food. A short walk east is Walthamstow Village, a conservation area of old cottages, pubs and cafés around Orford Road. To the north, Lloyd Park and the William Morris Gallery celebrate the designer, who was born here in 1834. For open space, Walthamstow Wetlands has walking and cycling trails around ten reservoirs, and Epping Forest is a short train ride away. With the Victoria line and Weaver line both close by, it's an easy, good-value base for exploring London.

Our guest promise

• We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away and we'll put it right as a priority. If we can't resolve it on the same business day, we'll offer to move you to another property or refund you for the affected time.

Check-in

• We'll send your check-in instructions by email and SMS at 3pm on your arrival day. Check-in is from 4pm, once your damage deposit or waiver is in place.

Maximum occupancy

• Market Stable sleeps a maximum of 4 guests. Additional visitors are not allowed without our prior agreement.

Smoking

• To keep the cottage fresh for every guest, smoking or vaping of any kind, including e-cigarettes, is not allowed indoors. If you smoke on the patio, please keep the door and windows closed and use an ashtray.

Noise

• Market Stable shares a courtyard with neighbouring homes, so please keep noise to a minimum between 10pm and 8am, including on the patio. A little consideration goes a long way to making sure everyone gets a good night's sleep.
• Not all properties can host hen, stag or similar group celebrations. If you're planning one, drop us a message and we'll happily point you to a property that suits your group.
• Call-outs for excessive noise or parties may incur a fee.

Pets

• Market Stable is not pet-friendly.

Check-out

• Check-out is by 11am. Unauthorised late departures will be charged at £50 + VAT per half hour.
• Before you leave, and as a courtesy to the next guests, please:
  • wash up any used dishes
  • bag your rubbish and use the correct recycling bins
  • return the keys to the key safe
  • switch off the lights
  • close all windows
  • turn down the heating
• These steps help us prepare for the next guests and save energy.

Age policy

• The lead guest must be 21 or over. We can't accept bookings where most of the guests are under 21. If you're unsure, please contact us before booking.

A quick note on deposits and property care

• If any of these guidelines aren't followed, My Getaways reserves the right to take appropriate action. This may include deductions from your deposit or, in serious cases, ending your stay.
