The fully equipped kitchen provides everything needed for a comfortable self-catering stay, including a hob, oven, microwave, washing machine and all essential cookware, crockery, glassware and cutlery. Complimentary tea and coffee, along with salt and pepper, are provided, so please help yourself. The comfortable living area is the perfect place to relax after a busy day exploring Brighton. Settle into the sofas and enjoy the Smart TV, with free Wi-Fi allowing you to stream your favourite programmes through Netflix, Prime Video and other streaming services using your own accounts.

Within minutes, guests can stroll along Brighton Beach, visit Brighton Palace Pier, explore The Lanes and North Laine, or enjoy the fantastic selection of cafés, restaurants, bars and independent shops nearby. Excellent transport links make it easy to explore the wider Sussex coastline, while Brighton railway station is within walking distance for guests arriving by train or travelling for work. Whether you're visiting for a seaside break, attending an event or working in the city, everything Brighton has to offer is right on your doorstep.

Travelling as a group? The building offers nine apartments in total, making it ideal for large family gatherings, group getaways, contractor teams and special occasions. Multiple apartments can be booked together, subject to availability.

IN ADDITION

• There is an iron, an ironing board and a hairdryer for guests to use
• Late check-out fee - £50+VAT per half hour, unless a late check-out has been agreed upon in advance
• Not returning keys to the key card £200+VAT
• The building has an elevator inside, and there is 24-hour security.
• Please note that there is a Ring security camera positioned outside the main entrance door, covering the external entrance area only for the safety and security of guests and the property. There are no cameras inside the apartments.
• This property is NOT Pet Friendly
• The apartment building has stairs, and there is an elevator to each floor. Once guests are in the apartment, everything is on the same level.

Our Guest Promise

We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

This property is not pet-friendly.

Check-Out

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

Before You Leave and as a consideration to future guests, please:

Wash up the used dishes.

Bag rubbish and use the correct recycling bins.

Return the key card box at the front exit door.

Switch off the lights.

Close all windows.

Turn down the heating.

These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.

A Quick Note on Deposits and Property Care

If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
