Complimentary tea and coffee, along with salt and pepper, are provided so please help yourself. A dining table seating up to 4 guests makes shared meals easy and sociable, while the light-filled living space features a Smart TV and two sofa's, offering a comfortable spot to relax, enjoy a drink, or stream your favourite shows through the Free wifi provided by logging into your own netflex or prime account (log in with your own details) .

From here, guests can follow the seafront towards Brighton Palace Pier, SEA LIFE Brighton and Volk's Electric Railway, before continuing into the city centre to discover the Royal Pavilion, Brighton Museum & Art Gallery, The Lanes and North Laine. For those who enjoy the outdoors, Brighton Beach and the wider Sussex coast are close by, while the South Downs National Park offers an easy change of scenery for countryside walks and day trips. Our Guest Promise

• We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

• We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

• We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

• To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

• To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

• Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

• Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

• This property is not pet-friendly.

Check-Out

• Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

• Before You Leave and as a consideration to future guests, please:

• Wash up the used dishes.

• Bag rubbish and use the correct recycling bins.

• Return keys to the key safe

• Switch off the lights.

• Close all windows.

• Turn down the heating.

• These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

• The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking.
