KITCHEN & LIVING AREA

The living area is filled with natural light, creating a bright and welcoming space to relax and unwind. The fully equipped kitchen includes a washing machine, air fryer, microwave, oven and kettle, along with essential cookware, glassware, crockery, and cutlery. This makes it easy to prepare anything from a quick breakfast to a relaxed meal together.

A dining table seating up to four guests provides a comfortable space for shared meals, while the two balconies give you somewhere to enjoy the fresh sea air. Complimentary tea and coffee, along with salt and pepper, are provided, so please help yourself.

The Smart TV and free Wi-Fi make it easy to relax and stream your favourite shows using your own Netflix, Prime, or other streaming accounts.

Follow the seafront towards Brighton Palace Pier, SEA LIFE Brighton and Volk's Electric Railway, or continue into the city centre to discover the Royal Pavilion, Brighton Museum & Art Gallery, The Lanes and North Laine. Brighton Beach and the wider Sussex coast are also close by, while the South Downs National Park offers plenty of opportunities for countryside walks and day trips. It's an excellent location for combining a relaxed seaside stay with Brighton's shopping, culture, attractions and independent character.

Our Guest Promise

• We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

• We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

• We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

• To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

• To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

• Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

• Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

• This property is not pet-friendly.

Check-Out

• Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

• Before You Leave and as a consideration to future guests, please:

• Wash up the used dishes.

• Bag rubbish and use the correct recycling bins.

• Return keys and parking fod to the key safe

• Switch off the lights.

• Close all windows.

• Turn down the heating.

• These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

• The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking.
