Penny Lodge | Parking & Garden

Penny Lodge is a two-bedroom, mid-terrace Victorian house on Penhill Road in Lancing, West Sussex, sleeping up to 6 guests. Split over two floors, with a driveway at the front and a long walled garden at the back. Downstairs, the hallway leads to a bay-fronted living room with two bouclé armchairs, a sofa bed and a Samsung Smart TV with Netflix. Beyond it is a separate dining room with a table for 6. One step down, the kitchen has sage-green shaker units, wood-effect worktops, a 4-ring gas hob, an oven, a microwave and a dishwasher, with a back door straight into the garden.

It suits families, couples sharing with friends, dog owners and anyone working on the coast between Worthing and Shoreham. Lancing Beach, Beach Green and The Perch café are within walking distance; the South Downs start just north of the village, and Brighton is around 20 minutes away by train.

Please note that the only bathroom is upstairs, and there's a single step between the dining room and the kitchen. The sofa bed is best for 2 children. There's no tumble dryer.

Great For: Contractors and coastal work trips: off-road parking, a desk on the landing, a washing machine and fast trains along the coast. Beach and kitesurf weekends: Lancing Beach is a short walk, with room to dry off back at the house.

Four Reasons to Stay

Walk to the sea. Lancing Beach and Beach Green are a short walk away, with The Perch café, an ice cream kiosk, a playground and some of the best kitesurfing on the Sussex coast.

Bring the dog. A well-behaved dog is welcome. The walled garden gives them space to run, and the beach and the South Downs are both close by for longer walks.

Sleep the way you want. The superking in Bedroom 1 splits into 2 singles, Bedroom 2 has a double, and the sofa bed takes 2 children. It works for a family, two couples, or friends.

Easy to get around. There's off-road parking for one car on the driveway. Lancing station is nearby, with direct trains to Brighton in around 20 minutes and to London Victoria in about 1 hour 20 minutes.

PROPERTY LAYOUT:

Penny Lodge is a two-storey house. There are no steps up to the front door.

• Ground floor: the hallway opens onto the living room on the right, with the stairs straight ahead. Past the living room is the dining room, then one step down into the kitchen, with a back door to the garden.
• First floor: the bathroom is at the top of the stairs, with Bedroom 1 at the front, Bedroom 2 at the back, and a small desk on the landing.
• The cupboard under the stairs is kept locked for the owner's storage.

LIVING AREA: The living room is at the front of the house, with a bay window, wood-effect flooring and soft pink walls below the picture rail. There are two grey bouclé armchairs, a sofa bed, a brass floor lamp and a shelf of books. The Samsung Smart TV has Netflix. Wi-Fi covers the house.

KITCHEN: The kitchen sits one step down from the dining room and looks out over the garden through a wide window. It has sage-green shaker units, wood-effect worktops and cream brick-style tiles. The dining room has a farmhouse-style table seating 6 , so everyone can eat together.

BEDROOMS:

• Bedroom 1: Zip'n'link beds set up as 2 x single beds but can be made into a superking bed on request, each with a headboard, bedside table and lamp. There are two clothes rails with hangers and storage baskets, a chest of drawers, a round mirror and a striped accent chair.
• Bedroom 2: a double bed.
• Sofa bed (living room): sleeps 2, best for 2 children
• There's a hairdryer in Bedroom 1. Plenty of fresh bed linen is provided for all beds.

BATHROOMS

The bathroom is upstairs has a bath, a separate shower cubicle, a WC and a basin. There's no downstairs toilet. We provide plenty of bath towels, hand towels and bath mats.

OUTDOOR SPACE

The back door from the kitchen opens onto a private, walled garden. A gravel patio by the house has a two-seat outdoor sofa, two chairs and a glass-topped table, with a lawn running down to a timber fence and gate at the far end. It catches the sun on a clear day and is a safe space for dogs to stretch their legs

PARKING

There's off-road parking for 1 car on the driveway at the front of the house. Additional cars can park on the street, but check the signs immediately outside the house for restrictions. Free on-street parking is available further down the road. There's no EV charger.

About the area

Lancing is a seaside village between Worthing and Shoreham-by-Sea, on a quieter stretch of the West Sussex coast. Its long shingle beach opens up to sand at low tide and is one of the best spots in Sussex to learn kitesurfing. Behind it, Beach Green has space for picnics and ball games, a playground, a skatepark and the award-winning Perch café. A short walk east is Widewater Lagoon, a nature reserve home to swans, herons and kingfishers. To the north, the village meets the South Downs National Park at Lancing Ring, with a 6 km circular walk and views out to sea, and the landmark chapel of Lancing College on the hill. The Coastliner 700 bus runs along the coast road, and trains from Lancing reach Brighton in around 20 minutes.

Our guest promise

• We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away and we'll put it right as a priority. If we can't resolve it on the same business day, we'll offer to move you to another property or refund you for the affected time.

Check-in

• We'll send your check-in instructions by email and SMS at 3pm on your arrival day. Check-in is from 4pm, once your damage deposit or waiver is in place.

Maximum occupancy

• Penny Lodge sleeps a maximum of 6 guests: 4 adults and 2 children. Additional visitors are not allowed without our prior agreement.

Smoking

• To keep the house fresh for every guest, smoking or vaping of any kind, including e-cigarettes, is not allowed indoors. Please smoke outside, away from doors and windows.

Noise

• Penny Lodge is a mid-terrace house with neighbours on both sides, so please keep noise to a minimum between 10pm and 8am, indoors and in the garden.
• Not all properties can host hen, stag, or similar group celebrations. If you're planning one, drop us a message, and we'll happily point you to a property that suits your group.
• Call-outs for excessive noise or parties may incur a fee.

Pets

• Well-behaved dogs are welcome. Please keep them off the beds and furniture, and clean up after them in the garden and on walks. a ‹95

Bins

• The general waste and recycling bins are at the end of the driveway. Collections alternate on Thursdays: recycling one week, general waste the next.

Check-out

• Check-out is by 11am. Unauthorised late departures will be charged at £50 + VAT per half hour.
• Before you leave, and as a courtesy to the next guests, please:
  • wash up any used dishes
  • bag your rubbish and use the correct bins
  • return the keys to the key safe
  • switch off the lights
  • close all windows and lock the back door
  • Turn down the heating
• These steps help us prepare for the next guests and save energy.

Age policy

• The lead guest must be 21 or over. We can't accept bookings where most of the guests are under 21. If you're unsure, please contact us before booking.

A quick note on deposits and property care

• If any of these guidelines aren't followed, My Getaways reserves the right to take appropriate action. This may include deductions from your deposit or, in serious cases, ending your stay.
