With two bedrooms and two bathrooms, it's ideal for groups of up to 6 adults plus two extra guests on sofa beds. You'll enjoy sweeping seaviews from the living room's large windows, free wifi and a smart TV for streaming all your favourite shows. The apartment is well-positioned, within walking distance of local attractions and can be lively at night.

The Living Room

The spacious open-plan living room features windows with distant sea views, creating a bright and relaxing space to unwind. Enjoy Free Wifi and A Smart TV for streaming your favourite programs through Netflix or Prime. Comfortable sofas that convert into sofa beds, not yet made up, so you can enjoy the space. With a large dining room table with chairs and stools, offering plenty of space for all guests to enjoy meals together. The apartment has a fully equipped kitchen with a washing machine, fridge, freezer, four-ring hob, oven, microwave, kettle, toaster, and all the crokery, cutlery, and glassware you'll need for a comfortable stay. In addition to this, we offer complimentary tea and coffee, salt and pepper - so please help yourself.

We had a fantastic stay at Seaview Heights! The apartment was spacious, bright, and perfectly set up for our group. The views gave us lovely distant sea views, and the open-plan living space felt so inviting after a day exploring Brighton. Everything we needed was provided — from the well-equipped kitchen to the comfy sofa and smart TV for movie nights. The location in Kemptown was ideal, just a short stroll to the beach, cafes, and bars. Communication was smooth and friendly throughout, and check-in was a breeze. We’ll definitely be back next time we’re in Brighton!

Our Guest Promise

• We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

• We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

• We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

• To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

• To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

• Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

• Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

• This property is not pet-friendly.

Check-Out

• Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

• Before You Leave and as a consideration to future guests, please:

• Wash up the used dishes.

• Bag rubbish and use the correct recycling bins.

• Return keys to the key safe (OR) Keynest location.

• Switch off the lights.

• Close all windows.

• Turn down the heating.

• These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

• The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please

A Quick Note on Deposits and Property Care

• If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
