From 2026, all holiday let and Airbnb properties will need to register on a central government database. The Furnished Holiday Let (FHL) tax regime was abolished on 6 April 2025. This is the most significant change to holiday let taxation in decades and affects all UK short-term rental owners.
Under the old FHL rules, qualifying properties received capital allowances, full mortgage interest relief, and favourable treatment for pension contributions and capital gains. All of those advantages have now been removed. Short-term let income is now taxed as standard rental income, which means:
Mortgage interest is no longer fully deductible. You receive a 20% tax credit instead of full relief — a significant cost increase for higher-rate taxpayers with mortgaged properties.
Capital allowances on furniture and fixtures are no longer available.
Business Asset Disposal Relief (formerly Entrepreneurs' Relief) no longer applies on sale, which increases potential capital gains tax liability.
Short-term rental income can no longer be used as relevant earnings to support pension contributions.

Owner blocks are managed through the My Getaways owner portal, where you can view your calendar, see live bookings, and mark off dates for personal use at any time (subject to existing confirmed bookings). There is no minimum personal use requirement, and we recommend a maximum of 60 days per year for personal use to maximise you income potential and reviews.
Where you want to use the property at short notice, My Getaways will work around existing bookings. For regular patterns — summer school holidays, a fortnight in August each year — we can build those blocks into the pricing strategy from the outset so they do not reduce overall revenue unnecessarily.
My Getaways lists managed properties on over 40 booking platforms, including the world's largest travel and accommodation websites. Core platforms include Airbnb, Booking.com, VRBO, Expedia, Hotels.com, and Agoda. My Getaways is an official channel partner with each of these platforms.

All listings are managed centrally via a channel manager, which synchronises calendars and pricing across platforms in real time. This eliminates double-booking risk and ensures the property is always priced correctly for current demand, irrespective of which platform a guest books through.
My Getaways offers two contract options. The Professional tier (20% management fee) comes with a 12-month agreement and free onboarding — no setup cost. For owners who want a shorter commitment, a 3-month agreement is available at the same management rate, with a one-off £495+vat onboarding fee.
At the end of any contract term, you are free to renew, renegotiate, or exit. My Getaways does not lock owners into perpetual rolling contracts without a route out. The goal is to earn your continued business through results, not contractual obligation.
Existing bookings made during your contract period that fall beyond the end date will need to be honoured or cancelled in line with your contract.. My Getaways will discuss any overlap at the time of exit.
